AMAALA is an ultra-luxury tourism destination on Saudi Arabia’s northwestern Red Sea coast, developed by Red Sea Global (a PIF-backed company). Spanning approximately 4,155 square kilometres, AMAALA is positioned as the Riviera of the Middle East, targeting the global ultra-high-net-worth traveller segment with a focus on arts, wellness, and the pristine natural environment of the Red Sea.

Vision and Positioning

AMAALA occupies a distinct niche among Saudi Arabia’s mega-projects by targeting the very top of the luxury market. While The Red Sea destination caters to luxury and premium travellers, AMAALA aims exclusively at ultra-luxury, competing with established destinations like the French Riviera, the Maldives, and the Amalfi Coast. The destination will feature over 3,000 hotel rooms across approximately 25 hotels operated by the world’s most prestigious luxury brands.

Three Distinct Areas

Triple Bay. The cultural and artistic heart of AMAALA, Triple Bay will host galleries, performance venues, artist residences, and cultural programming. Luxury hotels, yacht marinas, and waterfront dining line three interconnected bays. The area is designed to attract guests interested in art, music, fashion, and culinary experiences.

The Coastal Development. Focused on wellness and healthy living, this area will feature world-class spas, wellness retreats, fitness facilities, and integrative health centres. The natural environment — including pristine beaches, volcanic formations, and desert landscapes — provides a backdrop for outdoor wellness experiences.

The Island. An exclusive island resort offering maximum privacy and seclusion. The Island targets guests seeking the ultimate in luxury isolation, with private villas, butler service, and access by yacht or seaplane.

Natural Environment

AMAALA’s location provides access to some of the most biodiverse marine environments in the world. The Red Sea’s coral reefs at AMAALA are among the healthiest globally, with warm, crystal-clear waters supporting diverse marine life. The surrounding terrain includes volcanic lava fields, desert canyons, and pristine coastline.

Red Sea Global has committed to regenerative tourism principles, targeting a net-positive environmental impact. Marine conservation programmes, coral nurseries, and wildlife monitoring are integral to the development plan.

Arts and Culture Programme

AMAALA plans to host international art exhibitions, music festivals, film screenings, and cultural events. Partnerships with international galleries, museums, and cultural institutions are being developed. The destination aims to create a permanent cultural infrastructure that operates year-round, not just during event seasons.

Infrastructure

AMAALA will be served by Red Sea International Airport, already operational for The Red Sea destination. Dedicated road infrastructure connects the destination to NEOM and regional transport networks. Marina facilities will accommodate superyachts. Internal transport within AMAALA will prioritise low-impact mobility solutions.

Investment Opportunities

Red Sea Global seeks partners for hotel operations, wellness centre management, art and cultural programming, marina operations, culinary concepts, and boutique retail. The company’s procurement portal handles vendor registrations for construction and operational services.

Timeline and Construction

Construction is underway across AMAALA’s three development areas. Early-phase infrastructure and initial hotel construction are progressing, with the first properties expected to open in phases through the mid-2020s and beyond. The phased approach allows the destination to begin generating revenue and building its reputation before full build-out.

Economic Impact

AMAALA is projected to contribute approximately SAR 11 billion annually to GDP and create over 50,000 direct and indirect jobs at full build-out. The destination’s ultra-luxury positioning means high revenue per visitor, compensating for relatively lower visitor volumes compared to mass-market destinations.

Challenges

Ultra-luxury tourism requires flawless execution in hospitality, service, and experience design. Building brand recognition in a market dominated by established luxury destinations takes time and sustained marketing investment. The remote location, while scenic, requires guests to be willing to travel specifically to AMAALA. Maintaining environmental commitments while developing luxury infrastructure demands careful management.
